Another health facility is destined for Harbour View, with plans to develop a new medical office building at the corner of Harbour View Boulevard and Champions Way.

Peter Abraham with Harvey Lindsay Commercial Real Estate, the facility’s exclusive leasing agent, said it would span 25,000 square feet of floor space.

The development is yet in its early stages: “We’re in the site review process with the city,” Abraham said Thursday.

A site plan shows Harbour View Boulevard, Champions Way and Turtle Creek Lane would border the development. One two-story building would be set in the center of the block, surrounded by parking spaces.

Abraham said it’s hard for prospective tenants to “really get excited about a project when they can’t touch it or see it,” but one tenant — an oncology group — has already been lined up for the first floor.

“It’s a wonderful market in the North Suffolk/Harbour View area,” Abraham said. “It’s very clean, very fresh and very new.”

Various health facilities surround the location of the development, including Bon Secours Health Center at Harbour View, Harbour View Dental Center, Lifetime Women’s Health and Wellness Centers, and various medical practices.

Bon Secours is also developing the 31,500-square-foot, $10.8 million Bon Secours Cancer Institute at Harbour View, which would include a radiation therapy center with a CT scanner and a linear accelerator for radiation therapy.

“We are right in the center of the medical community in Harbour View,” Abraham said.

Abraham is marketing the new development as Harbour View Health Center. The plan is to break ground in May or June, he said, adding the commencement of construction should generate more interest from prospective tenants.
