This time next year, Suffolk’s growing Carolina Road business corridor will have a new addition.

Empire Development Group, a Virginia Beach-based developer, is about to begin construction on a 25,000-square-foot flex building in Suffolk Industrial Park, said William C. Throne, an associate with Advantis, the real estate agency marketing the property. Construction is expected to be complete by December.

The building, which will be located at the park’s entrance, will be equipped to handle companies needing showroom or warehouse space, Throne said. Each 2,500-square-foot unit comes with a roll-up door and loading area.

The building could also be built out to accommodate office users, such as dentists, doctors, lawyers, and other professionals. Firms can lease space ranging from 2,400- to 125,000-square-feet .

One of the greatest assets of the new building will be parking space availability, said Throne. The building will feature more than three parking spaces per 1,000-square-feet of rental space. If needed, it could be expanded to five spaces per 1,000-square-feet.

The new flex building is the only one of its size and type available in the city, he said.

&uot;This kind (of building) will round out the portfolio of buildings the city has to offer,&uot; he said. &uot;We are working in concert with the Industrial Development Authority to bring clients in from outside the area.

&uot;That would be our first choice,… because it would bring new jobs,&uot; he continued. &uot;That would let us really tout the area and show how much Suffolk has to offer.&uot;
