Rounding up to The Point

Crews are nearly finished constructing a roundabout in North Suffolk that’s expected to accommodate an influx of traffic stemming from future development.
Construction of the roundabout at the intersection of Harbour View Boulevard and College Drive began in August. The roundabout is considered the best traffic solution for the nearby property based on analyses conducted by traffic engineers.
“Completion should take place this April,” Economic Development Director Kevin Hughes said in a phone interview. “Either that will happen, or they’ll finish up towards the end of March.”
The roundabout is in front of the 55-acre “Point at Harbour View” site that’s bordered by Armstead Road, College Drive and Interstate 664. The Economic Development Authority is working on a proposal to rezone the property to mixed-use district from its current zoning of commerce park.
The application will be taken to a public hearing with City Council on Wednesday.
“It’s very important that we’re able to communicate with City Council and answer any questions,” Hughes said.
More than 120 community members met with economic development representatives on Jan. 30 at The Hub 757 on Bridgeway Road to share their suggestions for what they’d like to see developed at the The Point. Some of the suggestions included restaurants, fitness centers and parks.
Hughes said that while there’s been “light marketing” efforts with potential developers, the majority of their efforts have been focused on getting rezoning approval.
“We are getting some good sniffs and kicks from retailers, but without zoning we can’t do anything yet,” Hughes said in Wednesday’s Economic Development Authority meeting.
He did say that their goal is to have a “mixture of uses” at the site, with roughly one-third of the available property space dedicated to residential options both for sale and rent, and two-thirds for commercial development.
There will also be about 100,000 square feet reserved for office space.
“The goal is to have retail, office and residential in there. All three will play a role,” he said.
