Luxury apartments coming to Godwin

Luxury apartments are taking shape on the former Lowe’s property off Godwin Boulevard.

The Cathcart Group, a real estate developer, construction and property management company based in Charlottesville, is making its Hampton Roads debut with the mixed-use community The Gallery at Godwin.

“This is a new location for us,” said Todd Dofflemyer, CEO and president of The Cathcart Group. “We are trying to expand our footprint south of Interstate 64.”

The Gallery at Godwin LLC purchased the lot at 3061 Godwin Blvd. for $3.8 million from Project 10 LLC in June 2021 after the prior owner’s project fell through, creating a perfect opportunity for The Gallery to bring its luxury apartments to Suffolk. According to Dofflemyer, the situation had great timing that turned into a win for both companies.

According to Deputy City Manager Kevin Hughes, the project is a permitted use in the B2 general commercial district zoning designation. Similar to the Bridgeport development off of Bridge Road in North Suffolk, the nine-acre property will have retail and other businesses on the bottom floors and apartments on the top floors.

The 255-unit apartment component, totaling nearly 16,000 square feet, will offer covered parking and one-, two- and three-bedroom homes serviced by multiple elevators. Monthly rent is expected to range from $1,200 to $1,900.

The Gallery at Godwin will have numerous community amenities, including a 6,800-square-foot clubhouse featuring a club room with luxury kitchen, a multipurpose lounge with fireside seating, a business center, a private conference room, a 24-hour fitness center with Fitness on Demand, game room with billiards, multipurpose room with a widescreen TV, and a package and storage room. Outside, the clubhouse will have a saltwater pool, hot tub, covered poolside veranda with seating surrounding an outdoor television, fire pits and grilling stations. For families, there will be a small playground and a dog park with a doggie spa.

“This location has taken off with new developments and its proximity to the (Sentara Obici) hospital,” said Dofflemyer. “It’s very encouraging for us, especially seeing the single-family homes. ”

The apartments are set to open in 2023. Once an opening day is scheduled, those interested will be able to reserve their lease six months in advance.
